Meet the Builders Who are Building Custom Homes at Diamond Tail

From lot sales to custom home building projects -- 2024 has been a busy year at Diamond Tail. As a result, we have received many inquiries asking about recommended builders in this area. Instead of making recommendations, we thought it would be easier to share information about each builder who has either built a home or is in the process of building a home in the Diamond Tail community: New Haven Homes, Prestigious Homes, Lowe-Bo Homes, Joseph Custom Homes, Modern Dwellings, Quality Builders, PWKI Design & Build, and Sun Valley Custom Homes.



Items to Consider When Choosing a Builder


Long-Term Relationship: find a builder with a team you can envision working with on a long-term basis. From the planning stages to post-construction support, the project may take up to 12 months. During that time, it's very important to feel comfortable with your builder and know that they share your vision for the project.


Cost Per Square Foot: some builders will quote a cost per square foot of heated space, while others will quote based on total square feet under roof (house, covered porch/deck, garage). Builders may quote a cost per square foot that includes all costs of the project or they may have some line items, such as architectural design, earth work, or septic, that are not included in the price per square foot quote. The key here is that if you are comparing building companies, make sure you are comparing apples to apples, not apples to oranges.


The cost per square foot is dependent on many factors, including the size of the home, the exterior materials, and interior finishes. In general, a larger home may cost less per square foot than a smaller home given that the plumbing and materials need for the kitchen and bathrooms are more costly than bedrooms, an office, or an art studio. For instance, a 3000 square foot home may cost $275 per square foot and a similar 2000 square foot home may cost $325 per square foot. Another example would be that a 2500 square foot home with 3.5 baths will have a higher price tag than a 2500 square foot home with 2.5 baths.


Floor Plan: every lot at Diamond Tail has unique topography and unique views. It’s important for the designer to take this into consideration as they design your home. The designer will be able to create privacy while making sure windows are capturing the best near and far view corridors. The design should also reflect your desires and your lifestyle so make sure to share these with the designer.
